By accessing, browsing, registering an account, deploying an agency website, or subscribing to SabiProp, you confirm that you have read, understood, and agreed to be bound by these Terms of Service. If you do not agree to these terms, you must not use our software or agency website hosting tools.

SabiProp provides an end-to-end digital operating system for real estate brokers, developers, and independent property agents across Nigeria and diaspora corridors. These terms govern your rights and obligations when publishing property listings, managing client inquiries, and using our automated tools.

Anti-Fraud Protocol: SabiProp strictly prohibits unauthorized property publishing, bait-and-switch pricing, and fraudulent title claims. Accounts engaging in misleading real estate activities will be immediately suspended without refund.

Account & Eligibility:

1. Realtor Eligibility & Identity Verification:

To deploy a branded agency portal and access the lead pipeline, realtors must establish an account. You represent and warrant that:

You are at least 18 years of age and possess the legal capacity to enter into binding real estate agreements under the laws of the Federal Republic of Nigeria.
All company details, registered business names (CAC registration numbers where applicable upon request), and contact phone numbers provided during onboarding and account management are accurate.
You maintain strict confidentiality over your account credentials, passwords, and API tokens. You are solely responsible for all activities occurring under your agency account.

Listing Integrity & Verification:

The trust of prospective home buyers, diaspora investors, and commercial clients is the cornerstone of SabiProp. Realtors publishing on our platform warrant and covenant that:

Authentic Mandate

You hold a valid, verifiable sales instruction or agency mandate from the property owner, developer, or authorized representative.

Accurate Land Titles

Title classification (e.g. Governor's Consent, Certificate of Occupancy, Gazette, Deed of Assignment) must reflect the true legal status of the land.

Transparent Pricing

Prices listed must represent actual gross or negotiable asking prices in Nigerian Naira (₦). Bait-and-switch fee structures are prohibited.

Genuine Photography

Media assets, walkthrough videos, and images must depict the physical property and not violate intellectual property rights.

Realtor Obligations:

When using SabiProp CRM tools, inspection scheduler, and automated messaging, you agree to:

Prompt Client Follow-Up: Respond professionally to verified tour inspection inquiries scheduled through your agency site.
Accurate Deal Recording: Record genuine pipeline deal stages and closed sales values so client receipts and analytics remain accurate.
Data Privacy Compliance: Treat buyer telephone numbers and email addresses acquired through SabiProp in full accordance with the NDPA 2023.

Subdomains & Intellectual Property Rights:

SabiProp grants you a revocable, non-exclusive license to host a public agency site under our managed domain network (such as [agency].sabiprop.com):

Subdomain Reservation & Trademark Protection

SabiProp reserves the right to reclaim, reassign, or alter any subdomain name that infringes upon registered trademarks, impersonates licensed brands, or engages in misleading conduct.

Content Ownership vs. Platform Software

You retain full intellectual property ownership in your uploaded logos, marketing copy, and property photos. SabiProp retains exclusive ownership of the underlying software architecture, CRM algorithms, frontend designs, and brand marks.

AI Concierge & Inspection Scheduling Disclaimer:

The SabiProp AI Concierge assists realtors in engaging prospective buyers around the clock, collecting inspection preferences, and answering architectural queries:

Informational Nature:AI responses are synthesized dynamically from the listing description provided by the realtor and should be verified during physical inspection.

No Legal Binding:AI conversations do not constitute a formal deed, contract of sale, or escrow receipt. All sales negotiations must be executed directly with the verified realtor.

Subscriptions, Fees & Billing:

SabiProp offers SaaS subscription tiers tailored for growing real estate agencies:

Billing Currency: Subscriptions are billed in Nigerian Naira (₦) or USD via licensed payment gateways (Paystack, Flutterwave) on a monthly or annual cycle.
Cancellation Policy: You may cancel or pause your subscription at any time. Your agency site will remain accessible until the end of the paid billing period.
Data Export Rights: Before terminating an account, realtors can export full contact lists and listing databases in standard formats.

Governing Law & Dispute Resolution:
